HOMEOWNERSHIP PROGRAM
How does the program work?
Habitat is a HOMEOWNERSHIP program designed to give low-income families the opportunity to purchase a home. Through volunteer labor and the generous donation of money and materials, we build simple, decent homes with qualified partner families. Homes are then SOLD to the partner family at ZERO profit and financed with a ZERO interest loan. These homeowner's payments are then used to build other Habitat homes.
Habitat provides a hand up, not a hand out. In addition to a down payment equal to the first year's insurance premium and monthly mortgage payments, each family invests a minimum of 240 hours of "sweat equity" as they build their home. This affords each family the opportunity to be a part of the home construction process.
How do I qualify for a Stroud Habitat home?
All approved partner families must:
1. Demonstrate Need - Families must be in need of adequate housing (must be currently residing in substandard, over-crowded or unaffordable housing).
2. Have the ability to pay for their home - see table for required earnings.
3. Be willing to invest a minimum of 240 hours of "sweat equity". Future homeowners work alongside volunteers to build their homes.
Homeowners are also required to complete a series of educational workshops.
4. Be a citizen or legal permanent resident of Stroud (must live or work in Stroud for one year prior to application).
Income Guidelines
We currently build 2, 3, and 4 bedroom single-family homes. Partner families must earn more than 30%, but less than 60% of the medium income limit. Below are the income guidelines for those homes.
Income quidelines are based on HUD figures and are adjusted annually.
